Eight of the twenty five homes currently offered for sale in the “Cobblestone” community are being marketed with high resolution professional photography. Only thirty two percent. That is seventeen properties in this highly appealing development, within an affordable price point, and in a great location that are not being presented to the myriad of potential buyers online in their best light. Sixty eight percent of the current “for sale” inventory in this neighborhood is not receiving the same online exposure as the other thirty two percent.
Why is that? Why is it that sellers are okay with their properties not being given the same consideration by their agents as those of the minority, which are being presented in their most appealing angles and light? Why is it that real estate “professionals” marketing their listings are not making the investment to serve their clients in the highest capacity they’ve been contracted to?
South Florida is a spectacular place to live. We have achieved international recognition and appeal throughout the years in the real estate industry. And yet, our resident real estate agents would rather save a few hundred dollars and take the property pictures from their iPhones instead of hiring a professional photographer to capture the true allure of their customers’ homes…the homes that they have been entrusted to market effectively, negotiate, and ultimately sell. In my book and professional opinion, this is unacceptable – and that among other reasons is why I have the highest market share of sales in this wonderful community I have the fortune of doing business in.
I take pride in my listings. I take pride in my work. I take pride in doing right by my customers, and getting them the highest sale price in the shortest amount of time because I invest in my business and am appreciative of their trust in my commitment to them.
“My customers do not care about that, they just want their home sold”. Your customers should not have to care about whether or not their property is properly represented – that’s your responsibility Mr. / Mrs. Agent. Sellers should not need to worry about how it’s going to get done – that’s what they’re paying licensed real estate agents for. We are supposed to handle the details. My contention is that the details should be handled properly.

I will always have your best interests as my primary consideration.
Dedicated. Distinguished. Down-to-earth. These three words describe my career in real estate. I have a keen understanding of how to properly handle a real estate transaction – with tact and unwavering dedication to the needs of my customers. I strive to be a resource over the course of a lifetime rather than a participant in a single transaction, helping my customers with their evolving real estate needs as their stage in life changes. As a longtime resident of South Florida, I have seen this quaint piece of paradise grow into a global destination that is drawing more and more buyers locally, nationally, and abroad. My fluency in Spanish gives me the ability to negotiate effectively in South Florida’s diverse and ever-changing market.
By leveraging the power, presence, and prestige of the Esslinger Wooten Maxwell Realty International brand, I market my listings through EWM’s global network, Leading Real Estate Companies of the World. This potent international alliance of more than 550 brokerages across more than 65 countries that span 6 continents, exposes my listings to more than 131,000 associates globally. Equally as powerful is EWM Realty International’s parent company, HomeServices of America, a Berkshire Hathaway Affiliate. HomeServices of America is the second largest real estate brokerage services firm in America with more than 41,000 associates throughout 30 states. “Cobblestone” as a Community
A flair for the Mediterranean.
Cobblestone is an architectural fusion of Spanish / Mediterranean design located ideally just five minutes west of I-75, in the city of Pembroke Pines, South Florida.
A relatively new townhouse / condominium community, construction commencing circa 2006 and finishing in 2014, its residents enjoy the modern lifestyle concept of “new urbanism”.
Residences are within striking distance to the Cobblestone Plaza, a sizeable commercial mall that fronts the entrance into the neighborhood with such retail stores and restaurants as Whole Foods, Pet Supermarket, Party City, Chase, Arena Salon and Spa, Shinju, Corner Bakery, Orange Theory, and many more.
The concept of localized living is truly perfected here. For the more laid back days, just three minutes beyond the Cobblestone guard house lies the palm tree laden strip of Pines Boulevard, your gateway to open air Pembroke Gardens Mall (restaurants, bars, and all of the boutique shopping you can handle) or the more traditional closed air Pembroke Lakes Mall (think big anchor store shopping and food court).
C.B. Smith Park (waterpark, running, cycling, tennis, water skiing, and anything else outdoorsy you can conjure up in the hot Florida sun) is a wonderful public attraction to explore on those days you need to burn off some physical energy.
Cobblestone is designed with wide, expansive, paved walkways that course through the 774 residence grounds. Its greenways are meticulously manicured by a professional landscaping company. Palm trees take residence by the hundreds and sway with the wind. Amenities boast a generous cool blue community pool surrounded by recliners, tables and chairs under the shade, and breeze of a fan laden clubhouse.
An onsite property manager, manned guard house, janitors, and maintenance performed on all of the common areas by the pros allow you to enjoy the best part of living in a planned community – your time.
Let the professionals concern themselves with upkeep of the high standard set for the Cobblestone lifestyle so that you focus your spare time on doing those things that make you happy. Go fishing, cycling, to the movies, out to eat, or laze around on the hammock in your courtyard and read that book.

What I Like about the “Magnolia” Floor Plan
This is one of my favorite layouts within the “Courtyard” town homes of the “Cobblestone” community. The fact that it is a corner unit affords it more privacy than many of the other town homes of similar size. Both of its private courtyards are ample enough to provide its new resident with comfortable space to barbecue / grill out or develop / exercise green thumbs with nurturing a great space for greenery and relaxation. The living / dining room and family room areas on the first floor are conducive to entertaining / hosting, as they both see through to the generous sized kitchen. The bedrooms are spacious, and the loft upstairs can be utilized for many purposes such as a game room; arts & crafts space; office or a library / reading area.
This is a rare offering in that this floor plan is one of the least built in the community and is therefore not often available in the marketplace for those looking to move to this community.
Another perk is that the garage is accessible from both the kitchen of the home and the side courtyard.
